Roman Vlasov is a project executive, architect, licensed general contractor, and entrepreneur with more than fifteen years of experience in architectural design, construction management, and commercial development. His work integrates engineering practice, scientific research, and digital technologies applied to the built environment.

Roman is the founder and Chief Executive Officer of LoftZavod, an international architecture, construction, and development company specializing in commercial and mixed use projects. Under his leadership, the company has delivered large scale construction and renovation projects across retail, residential, office, and industrial sectors.

He is also the founder and Editor in Chief of Smart World Journal, an international professional and academic publication platform focused on smart cities, architecture, construction technologies, digital twins, and urban resilience. In this role, Roman curates expert content, oversees peer review processes, and leads the strategic development of the journal as a global knowledge platform for engineers, architects, and urban specialists.

Roman began his professional career at X5 Retail Group, one of the largest retail corporations in Eastern Europe. While holding key management roles, he supervised the opening of more than 200 supermarkets nationwide. During this period, he developed the Methodology for Comprehensive Location Assessment for investment and construction projects, which was formally implemented as a corporate standard and applied across the company’s national portfolio.

This methodology received formal scientific recognition and was awarded First Place at the International Scientific and Practical Conference in Belgorod. For his contribution to construction process optimization and professional training, Roman was also awarded the X5 Retail Group Order of Merit, Third Class.

Following this period, Roman headed construction and design divisions at Miratorg, Retail Capital Group, Stroykomplex, and Stroycapital. In these roles, he supervised the realization of supermarkets, shopping centers, office buildings, residential complexes, industrial facilities, and engineering structures. Under his management, more than 300 buildings were constructed or renovated, with a total built area exceeding 500,000 square meters.

Since 2017, Roman has been developing ArchiSense, an intelligent monitoring system for buildings and infrastructure facilities. The platform integrates IoT sensors, three dimensional digital models, and real time analytics to assess deformation, vibration, temperature, humidity, and overall structural behavior.

Beginning in 2018, ArchiSense solutions have been deployed on urban and infrastructure facilities as part of the national Smart City program of the Ministry of Construction of the Russian Federation, where Roman participated as an engineering expert responsible for digital diagnostics and monitoring technologies.

In parallel with his executive and engineering activities, Roman is an active author of peer reviewed scientific publications. His research addresses adaptive construction management, structural reliability, and the digital transformation of construction processes and is published in journals recognized by the Higher Attestation Commission of the Russian Federation. He is also the author of seven professional books combining engineering practice, project management methodology, and technological innovation.

Roman is a member of the Russian Association of Estimating Engineers, the National Project Management Association SOVNET, the American Institute of Architects, and the International Association of Experts PROFI. He currently serves as General Manager of Shlaen Retail LLC, a licensed general contractor in the State of Florida.

Его профессиональная деятельность объединяет инженерную практику, научные исследования и цифровые технологии в строительной отрасли.

Роман является основателем и генеральным директором компании LoftZavod, международной архитектурно-строительной и девелоперской компании, специализирующейся на коммерческих и многофункциональных объектах. Под его руководством реализованы масштабные проекты в сфере розничной торговли, жилой и офисной недвижимости, а также промышленного строительства.

Он также является основателем и главным редактором Smart World Journal, международной профессиональной и академической платформы, посвященной умным городам, архитектуре, строительным технологиям, цифровым двойникам и устойчивому развитию городской среды. В этой роли Роман формирует редакционную политику, курирует экспертные публикации и развитие журнала как глобальной платформы обмена знаниями.

Профессиональный путь Романа начался в X5 Retail Group, одном из крупнейших розничных холдингов Восточной Европы, где он занимал ключевые управленческие позиции и курировал открытие более 200 супермаркетов по всей стране. В этот период им была разработана методика комплексной оценки локаций для инвестиционно-строительных проектов, внедренная в корпоративные стандарты компании и применяемая на национальном уровне.

Данная методика получила официальное научное признание и была удостоена Первого места на Международной научно-практической конференции в Белгороде. За вклад в оптимизацию строительных процессов и подготовку кадров Роман был награжден Орденом «За заслуги» X5 Retail Group третьей степени.

В дальнейшем Роман возглавлял подразделения строительства и проектирования в компаниях «Мираторг», Retail Capital Group, «Стройкомплекс» и Stroycapital. Под его руководством были реализованы проекты торговых центров, офисных зданий, жилых комплексов, промышленных и инженерных объектов. Общее количество построенных и реконструированных зданий превышает 300, а их суммарная площадь составляет более 500 000 квадратных метров.

С 2017 года Роман развивает технологическую платформу ArchiSense, интеллектуальную систему мониторинга зданий и инфраструктурных объектов, объединяющую IoT датчики, трехмерные цифровые модели и аналитические инструменты в реальном времени.

Начиная с 2018 года решения ArchiSense внедряются на объектах городской и транспортной инфраструктуры в рамках государственной программы «Умный город» Министерства строительства Российской Федерации, где Роман участвовал в качестве инженерного эксперта.

Параллельно с управленческой и инженерной деятельностью Роман активно публикуется в рецензируемых научных журналах, входящих в перечень ВАК. Он является автором семи профессиональных книг, объединяющих инженерный опыт, методологии управления проектами и современные технологии.

Роман состоит в РОИС, СОВНЕТ, Американском институте архитекторов и Международной ассоциации экспертов PROFI. В настоящее время он занимает должность генерального менеджера компании Shlaen Retail LLC, лицензированного генерального подрядчика в штате Флорида.
